Reputation management for apartment communities and property managers

Renters read reviews before they book a tour, and more of them now ask AI which buildings are well run. MGMT Core answers every Google review, keeps every community's listing correct and tracks whether ChatGPT and Google AI recommend you, with a named specialist doing the work.

The short answer

For a property manager, MGMT Core does three jobs. Every Google review gets a reply in your company's voice, with negatives followed up by a specialist within one business day. Each community's name, leasing office hours, phone and tour link stay correct across maps and directories. And we check daily whether AI assistants name you for questions like "best apartments near downtown", then work on the sites they trust. $400 per location a month, no contract.

Why it matters

Renters judge the management before they see the apartment

Reviews

Maintenance is the review

Renters write about repairs, noise and how the office responds. A reply that names a fix tells prospects the community is run well.

Map

Each community is its own listing

Every building needs its own correct listing, leasing hours and tour link, or prospects call the wrong office.

AI

AI is the new apartment search

Renters ask ChatGPT and Google AI which apartments are quiet, safe and well managed. AI names communities it sees well reviewed across trusted sites.

What we do

What we do for each community

Set up your voice

On your setup call we agree how replies sound, how you mention tours and the leasing office, and the topics replies never touch.

Answer every Google review

Every Google review is answered. Negative reviews, such as maintenance or deposit complaints, go to your specialist within one business day.

Ask happy residents

Review-request campaigns go to recent move-ins and residents by email and link, so new reviews keep arriving at a steady pace.

Fix every listing

Community name, address, phone, leasing office hours and tour links corrected across the network, with duplicates suppressed.

Track AI answers

Ten renter questions per community, checked daily across six AI engines, showing who is named instead and which sites AI trusts.

Work the sources

Your specialist works on apartment directories, local lists and other sources AI cites, and reports what changed every month.

Replies that protect residents and the company

A reply about a resident is read by every future renter. Our replies stay factual and fair.

  • No unit numbers, lease terms or personal details in public replies
  • Never a comment on who a resident is, only on the issue
  • Disputes are taken offline to the community manager
  • Requests follow Google's review policies, with no incentives or filtering
What it costs

One price per location

Every location gets the full service: AI visibility tracking and outreach, listings across a 102-publisher network, every Google review answered, a named specialist and a monthly report and call.

Portfolios usually start with every community so renters see the same standard wherever they search.

3 locations: $1,200 a month, or $12,000 a year, plus a one-time $199 setup. One location is welcome too. See pricing.

FAQs

Property management reputation questions

Do you reply to reviews for every community?

Yes. Each community has its own profile, reviews, listings and report, and every Google review at every community gets a reply.

How do you reply to a maintenance complaint?

We acknowledge the problem, keep unit and personal details out of it and invite the resident to contact the community manager. Your specialist flags it to you within one business day.

Which directories matter for apartments?

Google, Apple Maps, Bing and Facebook matter for every community, plus apartment and local directories available in your country. Your specialist confirms the list on your setup call.

Is the price per building or per company?

Per location. Each community with its own address and Google profile counts as one location. The management company's own office can be one too.

Can you remove negative reviews?

No. MGMT Core answers reviews and helps you earn more good ones. If a review breaks a platform's rules, removal is specialist work handled by MGMT Reputation, and we can introduce you.

How much does it cost?

$400 per location per month, or $4,000 per location per year, plus a one-time $199 setup per account. There is no contract.
